Ask any Danberry agent what we run on and you will get the same answer. Ninja Selling is not a seminar we sent a few people to. It is the language of the building, and it is the one training program on this site we charge you for. The 2026 Installation sticker price is $900 ($100 deposit, then the balance in full or $67/month for 12 months). Finish new-agent training and you earn a $450 credit, so your net out-of-pocket is $450.
The Ninja 9: nine daily habits. Gratitude, your numbers, two real-estate reviews, five handwritten cards, fifty touches a month, live conversations. That is the job.
You meet it in week one. Your first Friday class teaches the Ninja Buyer Process, your fourth mentor session walks the Ninja 9, and the monthly peer groups work the hot-and-warm list.
The Installation: December 2–4, 2026, three days at BGSU Levis Commons, taught by national instructor Chandra Hall. Ninja 90 is included: twelve weeks of Monday coaching afterward with a weekly scorecard, so it actually gets implemented.
Then Skills Groups. Perrysburg runs three, Wooster meets Tuesdays at 10, and the rest run their own. No extra cost, no minimum production. This is the honest answer to “does the training stick?” Most companies’ doesn’t, because nothing meets again after the class ends.
What about my Ohio post-license hours?
20 hours, due within 12 months. We track the deadline so you don’t miss it.
Our own program is 18 hours of CE-accredited classroom plus one-on-one mentorship.

You go through it with a class, not on your own. Same room, same six Fridays, agents from every office in the company. By graduation you know people at Westgate, Perrysburg, Findlay, and Temperance, and they know you.
That is not a small thing in this business. Most of this job is done alone in a car, and at a lot of firms the person at the next desk is competing with you. The first thing that happens to you here is a room full of people who started the same week you did.
Those are the people you call. At 8pm on a Tuesday with an inspection response due, nobody opens the manual. They text somebody from their class.
You finish with a real graduation: same class, same room, and a cohort that already knows your name when the six weeks are over.

01Employee or independent contractor?
Independent contractor. You get a 1099 and the full agreement to read before you sign anything. You run your own business, so you are in charge of your own success. No bad boss will hold you back from the life you want.
02Can I see the policy manual?
Yes. Every Danberry document is available any time you ask, and you sign them all before you join.
03Part-time OK?
We have no written policy against it, but we’ve declined candidates whose day job left no room to train. Tell us in the interview and we’ll talk through what could work for you.
04How many deals should I do?
No minimum, and definitely no maximum. If you’re not selling homes, you’re not earning. Our job is to give you every resource you need to succeed; the selling is up to you. In 2025, a Danberry agent averaged about 12 sides.
05Do you have teams?
Around 30, in all shapes and sizes. If you want to join one, we’ll walk you through the options.
06Do you have office meetings?
Most offices meet monthly; the day and time vary by office. There are also weekly trainings, Zooms and round tables. None of them are mandatory.
07Any specialty divisions?
Yes: Property Management, Relocation, Auction and the Design House.
08What do I get for finishing my mandatory training?
Finish your training and you get a $450 credit toward your Ninja Installation. Ninja is a sales program Danberry has taught once a year for 8 years running, and it helps you build the systems to be the best agent you can be.
09Why do the associations matter?
MLS is how you list, search and access lockboxes. REALTOR® membership binds you to an enforceable Code. That’s the difference between a licensee and a professional.
10Personalized For Sale signs?
Standard Danberry signs are provided, and we install them free.
11Rental property I own?
You can own and invest. There’s a Danberry Investment Real Estate Program. Only the PM Division manages property for others; that’s a license-protection rule.
12Can I talk to agents who just joined?
Yes. We’re happy to make the intro.
13How will you measure if I’m successful?
We will always be checking in on you, but early on, the most important thing is simply to show up.
14Can I start a team?
Yes, with CEO and office-manager approval. There are minimum requirements to start one.
15Which CRM?
Danberry OnDeck, our own custom CRM. It is built into most of what you will do as a Danberry agent, and you will be trained on its tools.
16Company email and a website?
Both are included. Danberry uses Google Workspace, so you get an @danberry.com address, plus yourname.danberry.com with IDX.
17What is Danberry’s commission split?
Everyone starts on the 60% plan. As your gross commission grows, you climb the ladder (in a first year, 70% at $25K and 75% at $50K), and every rung you clear becomes your new floor. A slower year never pulls you back down, and over a career your split can reach 98%.
18What fees does Danberry charge?
A $75 monthly fee that covers technology, CRM, website, IDX, email and the rest of the list in Compensation. On what you close: a 1% Danberry services fee, a $395 transaction fee, and E&O insurance at $40 per transaction, capped at $800 a year. Board, MLS and association dues are billed by the associations, not by Danberry.
19Is there a franchise fee or royalty?
No. Danberry is independent and has been locally owned since 1962, so no franchise fee or brand royalty comes out of your commissions.

Everyone starts on the 60% plan. Your floor only moves up from there, and over a career it can reach 98%. If the day-one split is the only number you compare, we are not your firm. Compare the fees too: monthly fees elsewhere commonly run $300 to $2,000. Ours is $75.

If you want to learn this alone.
Your office manager works your first three transactions with you. You train with a class for six Fridays and get four one-on-one mentor sessions. Most of what works here is people.

If your schedule has no room to train.
We have no written policy against part-time, but we’ve declined candidates whose day job left no room to train. The six Fridays run 9am to noon. Tell us in the interview.

If you want scripts and cold calls.
We run on Ninja Selling: referral-based and built on your own sphere. No scripts, no cold-call quota.
